What You Will Gain from Homebuyer Education
You will learn what it takes to become a successful homebuyer, while at the same time earning your homebuyer education certificate. Our curriculum requires you to participate in an 8 hour class as well as one-on-one counseling with a HUD certified housing counselor. Once you have completed these requirements, you will receive the certificate you need in order to participate in many of the state and local incentive programs. Please note that the Homebuyer Education course is $20 for individuals and $40 for couples, payment is accepted on the date of the class in the form of check or money order only.

Take the Homebuyer Education Class Online!
Can't find time in your busy schedule to attend a class offered at our offices? Take it online! You can complete the course at your own pace, any time or day. The online class will take at least 8 hours to complete and you will need to speak with one of our HUD certified Homeownership Advisors before you receive your certificate.

- escrow and how it applies to your monthly payment
- why managing your credit and personal finances is important
- how to shop for a home and obtain a mortgage as an informed consumer
- basic home maintenance once you have purchased your home
- Learn from professional guest speakers in the industry (NHS of Baltimore does not endorse any company, person or product represented in class unless we specifically say we endorse them).
Individual counseling session(s):
- work with a HUD certified housing counselor to create a customized homeownership action plan
- the counselor will assess your unique situation and identify barriers to homeownership
What to Bring With You for Counseling
- Most recent pay stubs for 1 month
- If self-employed- 3 years tax returns with all attachments
- W2 tax forms from 2007 and 2008
- Most recent bank statements for 2 months
- Most recent credit report from a certified lender
- If you do not have a recent credit report, bring $16 to have it pulled (check or money order only)
- Pre- approval letter (if you have it)
- Drivers license or state issued photo I.D.
