PURPOSE
The Real Estate Development Manager serves as a key leader within the Comprehensive Community Development (CCD) Department and is responsible for advancing NHS’s housing redevelopment and community revitalization initiatives. This position manages projects through acquisition, predevelopment, construction, and disposition while helping build the systems, partnerships, and processes necessary to scale NHS’s redevelopment activities. The ideal candidate is a strategic thinker, strong communicator, problem solver, and relationship builder who can successfully navigate complex projects and competing priorities while maintaining a focus on organizational goals and community impact. Success in this role is measured by the ability to drive projects forward, solve problems proactively, build productive partnerships, and contribute to the growth and effectiveness of NHS’s development platform.

Project Development & Execution
- Manage residential redevelopment projects from acquisition through project completion.
- Coordinate project planning, due diligence, budgeting, scheduling, permitting, construction, and closeout activities.
- Monitor project schedules, budgets, milestones, and performance metrics.
- Identify project risks and develop solutions to maintain project objectives.
- Assist in evaluating acquisition opportunities and redevelopment feasibility.
- Support project financing and subsidy compliance requirements.
Leadership & Problem Solving
- Take ownership of assigned projects and drive progress toward established goals.
- Exercise independent judgment when addressing project challenges and operational issues.
- Identify opportunities to improve project delivery, organizational systems, and operational efficiency.
- Contribute to strategic planning and departmental growth initiatives.
Relationship Management
- Build and maintain productive relationships with contractors, developers, consultants, lenders, government agencies, community organizations, and residents.
- Coordinate activities among internal departments and external partners.
- Facilitate communication and collaboration among project participants.
Financial & Operational Oversight
- Assist with project budgeting, cost tracking, and financial reporting.
- Review project expenditures, invoices, draw requests, and change orders.
- Support compliance with funding requirements, grant obligations, and organizational policies.
- Maintain accurate project records and documentation.
Community Development
- Support NHS’s mission through projects that improve housing opportunities and neighborhood conditions.
- Participate in community engagement efforts related to redevelopment activities.
- Promote equitable and responsible development practices.
- Ensure projects align with organizational goals and community priorities.

MINIMUM QUALIFICATIONS
- Bachelor’s degree in Real Estate, Urban Planning, Community Development, Business Administration, Construction Management, Public Administration, Finance, or a related field; or equivalent combination of education and experience.
- Three (3) to seven (7) years of experience in real estate development, project management, construction management, community development, housing, planning, finance, or a related field.

MANAGEMENT/SUPERVISOR RESPONSIBILITIES
